Description
This multi-family project is located within walking distance to the downtown district of Palm Springs, providing these townhouses with a close link to the newly vitalized commercial core.

Three plan types range in area from 1,620 to 1,845 square feet. Production construction techniques yielded a construction budget below $60 per square foot. As a specific response to the severely limited budget, conceptualization of the design, from land planning to detailing, required close cooperation between the developer and architect.

The “U-shaped” building configuration utilizes tuck-under parking as a response to the City’s 45% open space requirement for the site. Each of the three parking courts feature the same paved maneuvering area, and allow a maximum number of units to orient toward private entry courts and common pool areas. The four pools with spas are located to allow plentiful southern and western exposure for the sunbathing areas, and distant desert views.

Clerestory light monitors with deep overhangs bring natural light into the upper reaches of the double-height living spaces, and allow valuable glimpses of Mount St. Jacinto to the West. Carefully detailed sunshades of perforated metal further modulate the intense desert sun.

The color scheme was developed to reflect the surrounding desert hues and to complement the drought tolerant landscape.
