CIM/The Sapir Organization enlisted STUDIOS’ help to design a new lobby and amenity spaces at 11 Madison Avenue for their new anchor tenant SONY, whose offices were also designed by STUDIOS. The building occupies the entire block from 24th Street to 25th Street and from Madison Avenue to Park Avenue South. The building was designed in the 1920s by architects Harvey Wiley Corbett and D. Everett Waid and completed in three phases between 1932 and 1950. The building lobby features three?story vaulted ceilings, ornate light fixtures, and floor and walls made of Italian Cremo marble and Tennessee granite. The building previously underwent a renovation between 1994 and 1997 to transform the pre?war, corporate headquarters to a Class A office property.

We worked with the building owner to modify a secondary building entrance at the corner of 25th Street and Madison Avenue to create a dedicated entry and lobby for SONY, now known as 25 Madison Avenue. We removed the building management office located on the mezzanine level to insert a dedicated Sky Lobby and elevator bank. This included providing a connection between the main building entry and the new Sky Lobby and extending the existing elevator cores to the top floors where SONY would occupy.

To accommodate their new space on floor 28—which is now primarily dining space—we added windows on the east side of the building where there were previously none, matching the existing historic windows. We updated the existing skylights to allow more natural light to penetrate the dining area and free up additional space on the roof terrace, which can accommodate 290 people. We also created new terraces among SONY’s floors to take advantage of the existing building setbacks for their use.
