EXTENSION // the existing 3400 sf  [316 m2] brownstone townhouse is a Landmark, located in Chelsea, NY.  The townhouse will be gut-renovated and a 550 sf [52 m2] two-story high garden extension will be added with a roof terrace. The client, a fashion designer, is interested in a ‘textured’ layered approach.

FLUIDITY // The new garden extension, is conceived as a light airy space which creates a filter to the garden space beyond, adding more light and better views. It also acts as a connective device between floors, allowing visual glimpses up and down. The folded glass and steel façade structure is partially clad with reclaimed palisander hardwood planks, and incorporates large pivoting doors accessing garden and terrace. The pivoting doors open up to extend the lower level library into the garden, as an exterior living room.  On the next level, on the parlor floor, we find the living room and kitchen with direct access to the garden; a large stair sweeps down directly from the parlor floor.  On the third floor we find the master bedroom suite with direct access to the terrace, overlooking the garden in the back.

INTERIOR // The interior of the townhouse is gut-renovated. Natural materials create a warm atmosphere.  A new 4 floor high staircase is installed with a skylight above. This is accentuated by a railing of large glass sheets, which catch the light and guide it all the way down. At the entrance we created large sets of sculpted wood sliding doors connecting the living room and hallway in a adaptable manner, thus creating a flexible use of space. These doors and adjacent panels are 3d CNC milled with wood patterns on both sides. In the living room we find a large stone fireplace, Siberian wood floors and the living room’s gray walls merge into the Valcucine etched gray glass kitchen.

PROGRAM // Each floor is designed to have its own program, on the garden level we find the nanny / guest apartment, and the library / office space with doors to the adjacent garden. On the parlor floor we find the living room and kitchen/ dining area, with stairs to the garden below. On the 3rd floor we find the master bedroom suite with the large terrace overlooking the luscious garden.  On the top floor are 2 bedrooms located, which share a large bathroom and a tv lounge.
